MBI User Guide

Complete reference for the MBI Intelligence System — from first login to executive report delivery.

Getting Started

Creating your account

Click "GET ACCESS" on the homepage, fill in your email and a secure password (minimum 8 characters). A confirmation email will be sent. Click the link to verify — you will be returned to the pricing page to activate your plan.

Choosing a plan

Field Operator ($69/mo) covers solo estimators with up to 5 projects per month. Professional ($149/mo) unlocks the Calculator pipeline and higher volume. Enterprise ($259/mo) adds QC review, unlimited projects, and white-label reports.

Logging in

Go to mbi.makaiusgroup.com and click LOGIN in the top-right. Enter the same email and password from registration. You will be directed to the main analysis dashboard.

The Six-Phase Analysis

Phase 1 — Scope Assessment

Enter project type (new build, renovation, TI), phases of work, and site conditions. The AI defines scope boundaries and flags anything outside standard parameters.

Phase 2 — Material Takeoff

Provide floor SF, framing LF, door count, and opening schedule — either manually or auto-populated from the Measurement Calculator. The AI confirms quantities and highlights conflicts.

Phase 3 — Labor Analysis

The system models crew composition and productivity rates for your market. Regional config adjusts automatically based on your setup in Settings.

Phase 4 — Risk & Contingency

AI reviews the full project profile and assigns risk flags. Contingency tiers (2%, 5%, 10%) are recommended based on scope complexity and detected conflicts.

Phase 5 — Budget Intelligence

Full cost synthesis runs across economy, professional, and luxury price matrices. Results show side-by-side comparison with totals and per-SF breakdowns.

Phase 6 — Executive Summary

All five phases are consolidated into a board-level narrative with KPIs, risk callouts, and a recommendations section. This output is export-ready.

Calculator Integration

Sending data from the Measurement Calculator

In the Measurement Calculator, click "Send to MBI" after completing your room measurements. Data is transferred via local storage — no manual copy needed.

Applying Calculator data to the form

When MBI detects incoming Calculator data, a green banner appears at the top. Click "Apply to Form" to auto-fill SF, LF, door count, opening schedule, and project name.

What data transfers

Floor SF, framing LF, door count (new/existing/openings), cased opening faces and frames, room-by-room breakdown, ceiling types, floor types, wall tile SF, soffit LF, and project name.

Clearing Calculator data

Click the ✕ button on the green banner to clear the imported data. Data is also automatically cleared after Phase 6 (Summary) completes.

Exporting Reports

CSV export

Available on all plans. Exports line-item data for each phase into a spreadsheet format compatible with Excel and Google Sheets.

XLSX export

Available on Professional and Enterprise. Formatted multi-tab workbook with phase breakdowns, material schedules, and budget summary.

PDF export

Available on all plans. Print-ready layout with Makai header. Enterprise plans include white-label version (your company name and logo).

Executive Summary PDF

Available after Phase 6 completes. Formatted as a standalone deliverable with KPIs, risk flags, and recommendations — ready for client presentation.

Account & Billing

Changing your plan

Email info_terminal@makaiusgroup.com to upgrade or downgrade. Changes take effect at the start of the next billing cycle.

Cancelling your subscription

Cancel anytime by contacting support. Access continues until the end of the paid period. No partial refunds.

Resetting your password

On the login page click "Forgot your password?" — enter your email and a reset link will be sent within 2 minutes.

Billing questions

All billing is processed securely through Stripe. For invoice copies or billing disputes contact info_terminal@makaiusgroup.com.
