SAMPLE REPORT

See a real MBI report before you sign up.

This is a real preliminary budget made with MBI for a commercial tenant-improvement project of about 3,800 SF. The project name, client, address, county, room names and signatory are generic. Everything else is exactly as MBI produced it.

Report cover page with the logo, the project name, budget tier, location and date

1. The cover

The cover shows the project, the budget tier (Economical, Standard or Luxury), the location and the date. This sample carries Makai’s name and logo. Add your own company name and logo and they replace it on your reports.

First page of the budget with a summary bar and the Division 02 to 05 tables

2. Every division is a table

Each line has a description, unit, quantity, unit cost and total, with a subtotal under every division. The bar at the top shows total area, estimated total, cost per square foot, the client budget and the variance.

A line item marked TBD with a note telling the estimator what to confirm

3. When something is unknown, it says TBD

If a quantity is not known or the product has no exact approved price, the line says TBD and what to confirm. TBD lines are left out of the total, so the report never hides a guess inside a number.

Consolidated grand total table by division, with contingency and a budget variance summary

4. One grand total, with notes so nothing is counted twice

All divisions roll up into a subtotal, a contingency and one grand total. The report adds notes where two phases touched the same item, here fire alarm devices, so nothing is counted twice.

Flags and notes table listing issues and the action required for each

5. Flags tell you where to look

The report lists what to check and the action required. In this sample, the first flags say the countertop and wood wall panel quantities are TBD, and tell the estimator what to measure and which subcontractor to ask. A closing flag compares the total with the client’s target budget.

Quality-check review, accuracy notice, list of exclusions and the pricing basis section

6. Accuracy notice and quality check

Every report carries an accuracy notice that says what the plans and your inputs do not show. On Professional and Enterprise plans, a quality-check review lists what to confirm before the report is used, and what it did not verify.

List of exclusions and the pricing basis section, followed by the disclaimer and signature line

7. Exclusions and pricing basis

The last page lists what is excluded (for example permits, furniture and engineering fees) and a Pricing Basis section that says which price list and location were used and how many items are TBD.

What this sample is, and is not
  • It is a preliminary budget, not a bid and not an engineered quote. Verify field conditions and get supplier quotes for TBD and stand-in items before you bid.
  • It was made with AI and can contain mistakes. That is why the report has flags, TBD lines and an exclusions list. Review it like you would review a junior estimator’s work.
  • Reports are shown as of October 2026. The layout may change as MBI improves.
